We offer a fully comprehensive Property Management Service, managing your property in line with your best interests as a landlord and property investor.
Compliance - We ensure your property is compliant with current compliance legislation. We keep track of and arrange up to date certification when it is required.
Pre-Tenancy - Once an offer is agreed we will carry out the and required pre-tenancy works prior to move in day.
Utilities - We ensure the smooth transfer of the utility accounts from one tenant to the next.
Property Inspections - We carry out six monthly inspections to ensure that your tenants are looking after your property and that there are no ongoing management or maintenance issues.
Ongoing Maintenance - We will help you to keep on top of any emerging maintenance issues throughout the course of the tenancy including any issues highlighted following a property inspection. All works will be carried out using one of our approved contractors.
24 hour Emergency Helpline - We operate a 24 hour emergency helpline that can be used to swiftly rectify any emergency issues that come up outside of office hours.
Non-Resident Landlords - We can assist and advise you of the tax requirements of being an overseas landlord.
End of Tenancy - At the end of a tenancy we will ensure that your property is ready to be re-let. Once your tenant has moved out we will arrange an inventory check-out and then actively manage any required negotiation and allocation of the deposit.
Communication - As a landlord you get 24 hour access to all of your important information and documents through our state of the art web, tablet and mobile App. Everything from downloading financial statements to receiving updates on maintenance issues is available exactly when you need it.
Existing tenancy management - If you are unsatisfied with the way your current managing agent is looking after your property, or just want a break from the day to day management of your property and tenancy, we can offer experience and competitive fees in order to ensure that the transition to our management service is not only smooth but financially viable.
Fee - 5% plus VAT (6% Inc VAT) of the rent on top of the Rent Collection Service.
